There are currently over 170 spec homes available in the Gilbert area. There is no significant advantage of going to deal with the builders sales agent direct. So if you go, go with a realtor, have your own representation that can guide you through the contract and process, trust me the agent behind the desk works for the builder and their job is to make as much money for the builder as possible.
